Mini-split sizing calculator (BTU estimator)
A realistic BTU ballpark for a room or zone — built on the ENERGY STAR method (which uses more BTU/sqft for small rooms and less for large open areas), then adjusted for climate, ceilings, sun, occupancy and insulation. This is a screening estimate, not a Manual J.
Method: ENERGY STAR room-area baseline (≈30–40 BTU/sqft for small rooms down to ≈15–18 for large open areas) × climate, then +600 BTU per extra person, +4,000 for a kitchen, ceiling scaled by height÷8, and approximate insulation/sun/position factors. Adjustment factors are rules of thumb, not engineering values.
Why bigger is not better
DOE's Building America Solution Center states "Oversized or incorrectly located indoor units can result in short cycling, which wastes energy and does not provide proper temperature or humidity control. A system that is too large will be more expensive to buy and operate." Short cycling = the unit hits setpoint fast, shuts off, restarts minutes later; the coil never stays cold long enough to remove moisture, so the room feels cool but CLAMMY, and every restart wastes energy and wears the compressor/controls. Poor dehumidification is a real health/comfort risk — one field report cited by Energy Vanguard observed 85% RH with mold growing on furniture in oversized installs. Mini-splits are especially unforgiving: they modulate but have a MINIMUM output floor (turndown limit) — e.g., a Mitsubishi FS06 rated 6,000 BTU bottoms out at ~1,700 BTU (~28% of max). If the real load is below that floor, the unit "bottoms out nearly 100% of the time" and you lose the entire variable-capacity advantage that justifies buying a mini-split. Note the modern trade-off: high-efficiency and cold-climate units often have HIGHER Sensible Heat Ratios (worse dehumidification), so oversizing them makes humidity control worse still (DOE/BASC).
When you need a professional Manual J
DOE/BASC and DOE Energy Saver direct installers to "Perform ACCA Manual J heating and cooling load calculations" for each zone (one per indoor unit) AND the whole home. A BTU/sqft estimator (like this one) is a screening ESTIMATE only — good for ballparking budget and unit class. Get a professional Manual J before you buy when: it's whole-home or multi-zone; the mini-split is your primary heat in a cold climate (Zones 5-8, where low-temp de-rating governs sizing); the home has vaulted ceilings, open-plan layout, large glazing, or unusual geometry; or the rough estimate lands near a size boundary.
